What is Section 8 / the Housing Choice Voucher program?

Section 8 is a federal rental assistance program administered by local PHAs. Eligible households pay roughly 30% of their adjusted income toward rent; the voucher covers the rest up to the payment standard set by your PHA.

Does this calculator tell me if I qualify?

No. It estimates whether your income falls within HUD limits and what your rent share might be. Official eligibility — including background checks, citizenship status, and wait-list placement — is determined by your local PHA.

How are payment standards set?

PHAs set payment standards between 90% and 110% of HUD's published Fair Market Rents (FMRs) for the area. FMRs are updated annually and reflect the 40th percentile of gross rents in each metro or county.

How long are Section 8 waiting lists?

Wait times vary enormously — from months to over a decade in high-cost cities. Many PHAs have closed waiting lists. Contact your local PHA directly or visit HUD's PHA locator to find current wait-list status.
